30x50 house plan: layout options for a 1500 sq ft plot
How a 30x50 plot changes your house plan compared with 30x40: extra depth, room options, parking and staircase placement, and what to decide first.

A 30x50 plot (1500 sq ft) has the same 30 ft width as a 30x40 plot but 10 ft more depth. That extra depth gives you choices: a larger living area, an extra room, or more open space at the back.
What the extra 10 ft of depth allows
- Parking at the front without squeezing the living room
- An additional bedroom or study on each floor
- A courtyard or open area at the back for light and ventilation
- A more comfortable staircase and lobby
The limits are the same as any narrow plot
Width still limits how many rooms get light from the front, so long, deep plans need careful planning for ventilation in the middle of the house. Setbacks and coverage rules also reduce the buildable area, so confirm what applies to your plot.
Decide these first
- Number of floors now and in future
- Whether each floor should work as an independent unit
- Parking requirements
- Your must-have rooms, in priority order
Layout ideas are only a starting point. Your house map should be designed for your plot's facing, setbacks and your family's needs.
