Building in Lucknow: things to know
- Uttar Pradesh's 2025 building bye-laws changed how houses are approved. LDA's published overview describes registration only for residential plots up to 100 sq m, and online approval for many larger single-unit houses when the plans are prepared by a licensed professional.
- Which route applies depends on your plot's size and whether it lies in an approved layout, so confirm with LDA before you build. We'll tell you which drawings are usually needed for your case.
- Setbacks, ground coverage, floor area ratio (FAR) and height depend on plot size and road width. The 2025 rules allow more ground coverage, and more FAR on wider roads, than before, so older rules of thumb may no longer apply.
- Plan for the monsoon: good drainage, waterproofing and roof slopes matter in Lucknow's climate.
